Hey friends,
If I could describe this past month in one word, it would be: momentum.
It feels like everything we've been working toward — every meeting, every late-night email, every ounce of stubborn patience — is finally clicking into place. While I know you haven’t heard from me in a few months, know that things are brewing…
Walking through The Aladdin right now is like stepping into a living, breathing project. Demo is officially done on all the residential floors, and the building feels lighter, somehow — like it’s finally ready for what’s next. We're wrapping up the last few floors, patching the holes left behind, and getting the masonry crews out to start restoring the beautiful historic exterior.
Next up?
The exterior hoist — our 16-story elevator lifeline — arrives soon, which means we’ll finally have a much easier way to move materials up and down. Core drilling is starting. Utility taps are happening. You can feel it when you're on site — the pace picking up, the energy shifting from teardown to rebuild.
And behind the scenes? We’ve been just as busy.
This month, we officially closed every piece of financing it takes to bring The Aladdin back to life:
The senior bank construction loan.
State and federal historic tax credits.
The HTC bridge loan
The Port KC bond financing.
Every box checked. Every hoop jumped through.
If you’ve ever tried to thread a needle while the room is spinning, that’s kind of what it felt like some days — but we got it done. And now, with the parking agreement officially approved by the city, we’ve got every major piece in place to carry this thing across the finish line.
But it hasn’t just been construction dust and spreadsheets.
This month, I had the opportunity to tell the story of Molzer Development to a bigger audience — speaking at the KC Downtowners event, hosting a panel for KC Design Week, and giving tours of the Aladdin to different networking groups around the city.
It’s been surreal — standing in front of a group of people, explaining why I believe so much in this project, in this building, in this city — and seeing them light up too. Every conversation reminds me that we’re not just renovating a building. We’re building a community around it.
Now, I’m packing my bags for New York City, where I’ll be attending the Real Estate X Gala. It’s an incredible opportunity to meet industry leaders, capital partners, and other dreamers who believe in the power of breathing new life into old places. I can't wait to bring some of that energy back home to Kansas City.
Another thing that’s been picking up speed lately is our social media.
We decided early on: if we were going to build in public, we were going to do it for real.
Not just the polished, ribbon-cutting moments — but the good, the bad, the ugly, and the fun.
And that’s exactly what we’re doing — sharing the full ride, from demo days at the Aladdin to sneak peeks of future projects.

And while I’m at it — here’s something I’m really excited about:
I’m starting to organize my list of potential capital partners for future projects.
If you’re someone who wants to stay up to date on what deals we’re looking at, get early looks behind the scenes, or even explore opportunities to invest alongside us — just reply to this email and I’ll make sure you’re added to the list.
No pressure, no spam — just an inside look at what’s coming next.
Thank you, as always, for following along.
Every month, this dream grows bigger — and it’s because of the incredible community of people who believe in what we’re building.
Godspeed,
Zach Molzer

P.S.
There’s something else brewing behind the scenes…
I’m getting ready to close on my second building — another adaptive reuse project that’s a little different from The Aladdin, but just as exciting.
I’ll be able to share more details soon — stay tuned 👀
