Full Steam Ahead: Building What’s Next in KC

Welcome back to another Molzer Development Newsletter!

Last time you heard from us, we were gaining serious momentum; ramping up at the Aladdin, getting ready to close on the Holtman Building, seeing our social presence explode, and fielding a few behind-the-scenes opportunities we weren’t quite ready to talk about.

Now? We’re ready to show you what that momentum has turned into.

We’re committed to continuing to build, grow, and shape the next generation of Kansas City.

Here’s what we’ve been up to lately: a quick look at where we’re building and what’s happening behind the scenes. Let’s get into it.

Aladdin Update: One Floor at a Time

Progress at The Aladdin is flying, and for the first time, it’s starting to feel real.

Framing is now complete on floors 7–15, and MEP rough-ins are rolling on the top 4 floors. Walking the units now, you can start to imagine where the couch goes, how the light hits in the morning, and the vibe of each space. The layouts are better than we hoped.

Up on the roof, replacement work is completed, which means we can start our masonry restoration of the brick and terracotta on the exterior of the building.

Meanwhile, the exterior elevator has been a game-changer for the team (and let’s be honest, it’s also a fun ride if you’re not afraid of heights like Collin). These lifts are essential for high-rise adaptive reuse, and ours is fully up to safety standards and city code.

We’re also deep in material selections/ ordering: flooring, tile, cabinets, countertops, paint. This is the part where the vision starts to come to life. We’re staying far away from the cookie-cutter apartment look. Instead, we’re leaning into finishes that reflect the historic soul and original bones of the Aladdin.

The Holtman Building: Closed and Charging Ahead

We officially closed on the Holtman Building 2 weeks ago.

And of course, it didn’t go down without a little chaos. We were supposed to close Friday morning suddenly drifted to late afternoon. Meanwhile, Zach had a flight to catch with his girlfriend. So what do you do when time is tight and the deal needs to close?

You pivot.

The bank and notary met him at the airport, and he signed hundreds of loan documents for this $6M project right there on the terminal floor at MCI. Not your typical closing—but a great example of what it takes to keep things moving.

Now that it’s officially ours, it’s full steam ahead. Our GCs are already walking the site to assess everything, and our plans are already at 100% DD. We’re finalizing unit layouts, design concepts, and yes… early ideas for the rooftop bar (name pending, but it’s gonna be good).

Between the tenant mix, the bold design, and the energy of the space, the Holtman will be a true destination in the Crossroads.

We’re just getting started. With that said, we are hosting an OPEN HOUSE, kicking off the construction of the Holtman redevelopment and highlighting how amazing the East Crossroads is. Mark your calendar for September 25th!

The Molzer Army: 60K Strong and Growing

As of this month, we’ve officially crossed 60,000 followers on Instagram. While you may ask yourself, “Why does that matter?” it has been a long time coming.

What started as a simple project update feed has become something way bigger: a community. The comments, DMs, shares, and support from people across KC (and beyond) have been incredible. Whether you’re here for the design inspo, the real estate chaos, or the occasional silly Zach clips, we see you, and we appreciate you.

We’re not just showing buildings. We’re showing the process of how things get built, why they don’t, and everything in between. We’ve used this platform to:

  • Highlight KC’s growth and identity

  • Break down the development process (the good, bad, and bizarre)

  • Bring future developers and creatives along for the ride

  • And yeah, have a little fun along the way

But we’re only getting started. With this comes the exciting news of the promotion of Annie Bogart (the brain behind our content) as Chief Brand Officer. We could not be prouder and excited.

With the Holtman Building now officially ours, we’re launching a whole new video series that takes you inside the transformation: every sketch, setback, and steel beam. It’ll show what it really takes to bring an old building back to life from start to finish
