Welcome to the inaugural edition of the Molzer Development Newsletter, your exclusive gateway into my world (Zach!)—where we delve into market trends, my ventures, fun facts, and of course, memes!

This isn't your typical newsletter aiming solely to attract investors or inflate social media stats. Instead, it's a beacon of transparent education. I'm here to share what I see, what I'm up to, and my unfiltered journey as a young developer here in Kansas City.

Fair warning, I'm a little crazy! But that’s what it takes to be a successful developer. I wouldn’t want it any other way.

Launching my firm over these past months hasn't been a walk in the park. People ask, "When did you know it was time?" and "Aren't you worried?" My answer? No. Why? Because I'm young. Naive. Crazy. But most importantly, passionate. Do or die attitude.

Many of you have seen the recent news of my first development project, transforming a century-old hotel into modern apartments. As exciting as it sounds, it won't be a cakewalk. It won't always be glamorous and carries its share of risks! But with a "do or die" mindset and the guidance of far brighter minds, we're making this happen.

Being a developer may not be “easy”, it is quite stressful, but if you surround yourself with individuals who are smarter than you, masters at their trade, believe in you & your vision, and are willing to do whatever it takes to get something done, the world can be your oyster.

Expect this monthly newsletter to be entertaining, enlightening, and real. You'll get a backstage pass to my daily grind, a peek into how things operate, and a reminder of why betting on yourself is non-negotiable.

I’ll touch on project management tips, financing strategies, design considerations, and sustainable building practices.

• Behind-the-Scenes Insights: You’ll get a behind-the-scenes look into my projects. Design, plans, challenges, etc.

• Educational Content: Educational content on topics relevant to development, such as financing options for developers, historic tax credits, navigating zoning laws, obtaining permits, and finding deals.

• Inspiration and Motivation: I firmly believe the world needs TONS of more developers, so even if only 1 person ends up choosing a path in development because of this newsletter, my mission was successful.

This isn't your run-of-the-mill newsletter, just as I'm not your average developer. It's a blend of fun, education, and hopefully, inspiration because the world needs more sustainable housing pioneers.
